

Cost-Effective Solution for a Leaking Commercial Roof
A commercial office building was experiencing significant rust issues and leaks. While a full re-roof would have been an ideal long-term solution, the property is set for redevelopment within the next 10 years, making a $150,000 re-roof impractical. Project Overview:
This project involved a roof restoration on a large block of units in Epsom. The roof, which had been previously restored, required a refresh to maintain its protective qualities and enhance its appearance. Our work included:
Step 1: Structural Repairs & Leak Prevention
- Cut out and replaced rusted sheets along the gutter line with slip sheets.
- Removed ridge cappings, cleaned rusted areas, and installed stop ends with new wider ridge caps.
- Replaced all old fixing screws with 65mm Tec screws and washers for a secure fit.
- Installed back trays around all roof penetrations to prevent further leaks.
Step 2: Surface Preparation & Rust Treatment
- Applied a moss treatment to eliminate organic growth.
- Pressure cleaned the roof to remove dirt, debris, and loose rust.
- Treated all rust-affected areas with Blackguard Rust Converter to prevent further corrosion.
Step 3: Protective Coating Application
- Applied one coat of primer for adhesion and protection.
- Finished with two topcoats in Colour Cloud, creating a durable, weather-resistant seal.
A fully restored and leak-free roof, delivering the protection needed at a fraction of the cost of a full re-roof. The building owners and tenants are now secure in the knowledge that the roof is weatherproof and stable for the years ahead.
