Even sturdy concrete tile roofs require expert maintenance to withstand the elements and maintain their protective barrier over time. Cowperthwaite Roof Restorations recently completed a comprehensive restoration of a Monier Centurion concrete tile roof on a rural Auckland home, revitalising the structure and giving it a fresh, modern aesthetic.
Safe Water Supply Preparation
Because rural properties frequently rely on harvested rainwater, safeguarding the household supply is an essential first step. Prior to any treatment or painting, our team disconnected the downpipes entering the home’s rainwater tank. This disconnection remains in place for the duration of the project and until approximately 20mm to 30mm of rainfall naturally rinses off any light application residue from the new coating.
Restoration & Repairs
Step 1: Cleaning & Surface Treatment
The roof underwent a thorough treatment and high-pressure clean to eradicate dirt, moss, algae, and atmospheric grime, ensuring a clean substrate for maximum adhesion.
Step 2: Tile & Mortar Maintenance
Damaged and cracked tiles were identified and replaced. We then repointed all ridge capping using flexible Selleys PointWorks, securing the mortar beds and eliminating potential leak points.
Step 3: Sealing & Priming
A deep-penetrating tile sealer was applied to stabilise the porous concrete substrate, followed by a dedicated high-build base coat to level the surface profile and build film thickness.
Step 4: Protective Coating
Using professional Graco airless spray equipment, we applied two full top coats of high-grade roof coating in a Terracotta Satin finish, delivering smooth, even coverage and strong UV protection.
Guaranteed Quality
This restoration is backed by our standard 10-Year Warranty, offering complete peace of mind. For homeowners who opt into our bi-annual maintenance program, this coverage can be extended to 15 years, keeping the roof in peak condition for decades to come.
